Role Overview & Responsibilities

JOB PURPOSE

To assist the Lettings Manager (LM) with their respective portfolio and to take responsibility for their own transactions. This is a fantastic opportunity for someone studying a RICS-accredited degree or interested in progressing into the world of real estate.


KEY ACCOUNTABILITIES

Negotiation, Offers, Progression of Transactions (Start to Finish):

  • Preparation of draft Marketing particulars, Heads of Terms and Pre-lettings Notices as directed by LM;
  • Collate tenant information for due diligence and liaise with finance team to carry our credit checks;
  • Assist LM with Board Approval reports;
  • Assist LM with Signature checklists;
  • Prepare completion statements;
  • Prepare Customer creation forms;
  • Liaise with Credit Control to ensure completion monies are received;
  • Arrange and attend handovers with Tenants;
  • Complete/Update all Internal Data System to ensure new lets are recorded in a timely fashion;

Marketing Property:

  • Ensure all marketable property is advertised on Website;
  • Instruct and manage Lettings Boards;
  • Request EPC’s and ensure contractors have access;
  • Liaise with property managers to ensure all certification is received – Asbestos reports, electrical certification, Roller shutter services etc;
  • Attend regular meetings with the wider Asset Team on Lettings strategy;

Viewings and Interest:

  • Respond and collate enquires on interest schedules, arrange open days and attend as required;
  • Assist with organisation of keys;
  • Answer general enquiries;
  • Follow up all viewings/interest on a weekly basis;
  • Liaise with external agents to obtain feedback on viewings and marketing;
  • Prepare portfolio search reports for corporate clients
  • Undertake portfolio wide lettings tours for corporate clients

Other responsibilities and further day to day activities:

  • Maintain void schedules to and update the ‘Void’ status of properties. Hold regular meetings with the asset team to keep this up to date;
  • Ensure all documentation is saved on SharePoint;
  • Assist with cross department work, helping other parts of the business;

KNOWLEDGE, SKILLS AND EXPERIENCE

  • Undergraduate student currently in their 2nd year, looking for a work placement year
  • Ideally studying a RICS-accredited degree
  • Demonstrable interest in the real estate industry
  • Competence with Microsoft Office
  • Excellent written and verbal communication skills
  • Eye for detail and organisation
